The Leasing Associate coordinates marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. This role handles all leasing activities, ensures resident satisfaction throughout the lease term, and drives lease renewals through proactive communication and service.
- Perform sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, and ensuring smooth move‑ins.
- Inspect apartments before move‑in, ensure they are ready, and schedule any required maintenance.
- Monitor market and competitor conditions and develop short‑ and long‑term marketing plans while adhering to concession and special policies.
- Design and execute marketing initiatives such as resident referrals, employer outreach, and internet advertising on platforms like Craigslist and Facebook.
- Utilize property management software (e.g., OneSite, Yardi) to track unit availability, record leasing activity, and manage resident and prospect data.
- Maintain show unit quality by daily inspecting marketing areas, coordinating maintenance, merchandising units, and preparing the leasing office.
- Follow up with prospects and new residents via email, thank‑you notes, and calls to finalize leasing decisions and renewals.
- Manage the lease renewal program by preparing renewal letters, contacting residents before move‑out, and ensuring timely signing of documents.
- Respond promptly and courteously to resident and client/owner concerns, resolve issues, and document requests appropriately.
- Maintain a valid driver’s license to operate a golf cart on the property.

The position requires the ability to stand, walk, and sit for extended periods, as well as to bend, stoop, climb ladders, and lift up to 25 lb independently or 50 lb with assistance. Work may be performed indoors or outdoors in any weather, with a flexible schedule that includes evening, weekend, and holiday call‑out duties and occasional travel to support other properties or attend training.
Incumbents must possess all state and local licenses or certifications required for the role and a valid driver’s license to operate a golf cart on the property.

Compensation ranges from $16.00 to $18.00 per hour, with eligibility for performance‑based bonus programs.
