Groundskeeper

Description

The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots of multifamily buildings.

This role is based on site and requires the employee to spend time outside with exposure to the elements. It may involve working in confined spaces, at heights, or in potentially hazardous areas.

• Perform grounds work such as picking up trash, cleaning dumpster areas, trash rooms and chutes, blowing parking areas and sidewalks, removing debris, and power washing.
• Thoroughly clean breezeways by removing cobwebs, insects in lights, mopping floors, power washing, and wiping down doors and handrails.
• Execute basic landscaping tasks including trimming, pruning, watering, monitoring irrigation, and removing dead branches, leaves, and twigs.
• Assist in preparing make‑ready units by removing trash from vacant apartments.
• Conduct proactive preventive maintenance to avoid potential issues and maintain property quality.
• Document maintenance activities and communicate status updates to residents, team members, and supervisors.
• Report supply needs and maintain shop organization.
• Collaborate with maintenance team members, other departments, and external contractors to ensure seamless property maintenance.
• Assess property safety and cleanliness standards to ensure regulatory compliance and resident well‑being.
• Maintain overall property condition, including ground cleanliness, delivering notices, and performing interior and exterior painting tasks.
• Occasionally lift or carry items up to 50 lb, with assistance for heavier items.
• Operate maintenance tools such as mowers, trimmers, blowers, and irrigation systems.
• Use mobile devices and applications for work‑related tasks.

Requirements

A high school diploma or GED is preferred. Candidates should have one to three months of related experience or training, or an equivalent combination of education and experience, and possess basic Microsoft Office Suite skills.

• Ability to walk, stand, climb stairs or ladders, and access various property areas.
• Capability to push or pull items, reach overhead, bend, stoop, kneel, and use hand dexterity for tools.
• Ability to see plants, weeds, pests, and read computer screens; and hear verbal communications and sounds indicating issues.

The anticipated pay range for this opportunity is $18‑$19 an hour plus monthly bonuses and a competitive benefits package.
