Superintendent (Tenant Improvement)

Description

As a Superintendent, you will oversee all on‑site operations for tenant improvement projects, coordinating subcontractors and vendors, ensuring safety, quality, compliance, and that projects are completed on time, within budget, and to exceptional standards. The role requires an organized, proactive leader who can work well under pressure and motivate a team of construction professionals.

Physical duties involve desk and computer work combined with on‑site inspections that may require walking several miles, climbing stairs, ladders or scaffolding, and lifting up to 30 pounds, as well as commuting to various job sites.

• Plan and sequence tenant‑improvement projects.
• Schedule and coordinate subcontractors, vendors, and trades.
• Oversee construction activities according to the project schedule.
• Conduct safety orientations, weekly meetings, toolbox talks, and pre‑installation meetings.
• Participate in RFI and submittal processes.
• Supervise storm‑water management, inspections, and regulatory compliance.
• Collaborate with ownership and design teams to resolve constructability issues.
• Provide strategic vision for field operations and project participants.
• Walk 3‑5 miles, climb stairs/ladders/scaffolding, and lift up to 30 lb.
• Perform desk and computer work and commute to job sites.

Requirements

We are looking for a Superintendent to join our team and lead field operations related to tenant improvement construction projects. The position demands at least five years of experience in tenant‑improvement construction, proficiency with scheduling and project‑management tools such as Primavera P6, MS Project, Bluebeam, Procore, and familiarity with plan reading, problem solving, technical writing, and risk mitigation. Strong attributes include resourcefulness, persistence, dedication, decisiveness, reliability, and a personable approach.

• Minimum 5 years experience managing mid‑size, high‑quality tenant‑improvement projects.
• Proficient with Primavera P6, MS Project, Bluebeam, Procore, MS Office, AutoCAD, and DocuSign.
• Strong plan‑reading, problem‑solving, technical writing, critical‑thinking, and risk‑mitigation abilities.
