Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility and building systems to applicable standards
Review monthly client service request summaries to identify and correct recurrent operational problems
Utilize problem-solving techniques when collaborating with team members to resolve issues
Perform periodic checks of tool and instrument inventory
Create work order notifications, follow up on needed repairs, and order required parts
Communicate effectively with all site management personnel
Monitor quality and pricing of maintenance work performed by outside contractors
Input data into CMMS (Corrigo work order and asset management system)
Verify accuracy of deliveries for count, pricing, and description
Adhere to JLL and client safety standards and protocols
Evaluate vendors and suppliers regularly regarding quality and competitive pricing
Record safety observations, good catches, and near misses in CMO safety system
Maintain compliance with departmental policies for safe storage, usage, and disposal of hazardous materials
Execute preventative maintenance programs, facility services, purchasing and inventory control, contracted maintenance oversight, and technical operations
Write and follow Job Hazard Assessments (JHAs)
Analyze HVAC and refrigeration malfunctions using performance and test equipment
Read and interpret schematics, blueprints, and technical documentation
Maintain HVAC equipment through cleaning, inspecting, calibrating, and parts replacement to ensure optimum performance levels
Maintain clean and safe workplace conditions

Detail-oriented with strong organizational skills
3+ years of experience in commercial building maintenance and operations
Strong problem-solving and analytical abilities
Universal Technician Certification for CFCs (or obtain within 90 days of employment)
High school diploma or GED equivalent
Ability to read and interpret schematics, blueprints, and technical drawings
Background in multiple building trades (electrical, plumbing, carpentry)
Understanding of electrical power distribution systems (480V, 208V, 120V)
Boiler operator license
Knowledge of fire protection and life safety systems
Experience in central utility plant operations
Advanced knowledge of building automation and control systems
Working knowledge of HVAC and refrigeration tools, equipment, and materials
Proficiency in analyzing equipment malfunctions and implementing corrective actions
Valid state driver's license
Working knowledge of Microsoft Word and Excel
OSHA 10 or OSHA 30 certification
Experience with energy management systems
Team collaboration and leadership capabilities
Two years of trades schooling in electrical system design, refrigeration, and HVAC
Electrical license or certification
Knowledge of repair, maintenance, and installation techniques for building systems
Ability to climb ladders with 300-lb weight limit while carrying approximately 20-lb tool bag
Ability to lift minimum of 50 lbs
Excellent communication and customer service skills
Familiarity with preventive maintenance software platforms
Understanding of HVAC trade codes, standards, and regulations
Frequent walking, climbing, bending, kneeling, stooping, and overhead work
Capability to use ladders up to 30 feet and work at heights
EPA 608 Universal Certification
Building automation system certifications (Honeywell, Johnson Controls, Siemens, etc.)
Experience with CMMS systems (Corrigo preferred)
Ability to work independently and manage multiple priorities
