The Leasing Manager oversees all leasing and marketing functions at a property, partnering with the Community Manager to set occupancy goals and develop strategic plans. This role leads the leasing team, ensures effective resident relations, and drives successful leasing, marketing, and retention initiatives.
- Lead leasing team to achieve occupancy targets and maintain accurate lease documentation.
- Maintain daily onsite presence and audit lease files for policy compliance.
- Resolve resident complaints and implement retention programs such as events and newsletters.
- Develop and execute the annual marketing plan, campaigns, and property promotions to drive traffic.
- Monitor leasing and renewal performance, organize leasing events, and produce weekly market surveys.
- Assist Community Manager in recruiting, training, coaching, and evaluating on‑site staff.
- Ensure staff adherence to company policies, provide ongoing performance guidance, and promote teamwork.
- Oversee customer service, maintenance request responsiveness, property inspections, and timely repairs.
- Manage operational resources economically, including vendor selection and cost control.
- Perform physical tasks such as prolonged standing, climbing ladders, lifting up to 25 lb, and working in varied weather and confined spaces.
