Maintenance Supervisor - Yardly Crossing

This position is for a maintenance technician on a 233‑unit cottage‑style community in the lease‑up stage. The role follows a Monday‑Friday schedule with a rotating on‑call rotation and is responsible for maintaining the interior and exterior of the property, its grounds, amenities and common areas to Greystar standards of cleanliness, safety and functionality.

The technician will diagnose and repair resident‑reported issues, complete routine upkeep, manage the make‑ready process for vacant units, develop and enforce appearance standards, and oversee the quality of work performed by team members and contractors. Additional duties include inventory management, preventative maintenance, budgeting assistance, cost‑control initiatives, safety meeting facilitation and delivering courteous customer service.

• Diagnose and repair resident service requests and routine defects per policies, safety standards, and code.
• Manage the make‑ready process: inspect pre‑move‑out units, create punch lists, schedule vendors, complete repairs and verify work.
• Establish and uphold cleanliness and appearance standards for grounds, amenities, exteriors, interiors, signage, and common areas.
• Inspect work of service team members and develop corrective action plans as needed.
• Inspect contractor and vendor work to ensure compliance with quality, scope, and specifications.
• Maintain spare‑part inventory and coordinate supply orders with the Community Manager within budget.
• Perform monthly preventative maintenance per policy guidelines.
• Assist the Community Manager in budgeting for repairs, maintenance and capital projects.
• Implement cost‑cutting measures by repairing rather than replacing parts and minimizing material waste.
• Conduct regular safety meetings, keep MSDS sheets current, and stay compliant with OSHA and other safety regulations.
• Deliver courteous customer service, respond promptly to resident inquiries and complaints, and prioritize work order efficiency.
• Provide personal hand tools and demonstrate safe use of hand, power tools and measuring devices.
• Apply logical thinking to identify and resolve problems.
• Perform basic mathematical calculations for financial, administrative and legal documents.
• Maintain all state and local certifications required for the role.
• Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects and crawl in confined spaces.
• Work outdoors in all weather conditions.
• Undertake occasional local travel for meetings, training or other duties.
• Be available for on‑call duties during evenings, weekends and holidays.

Requirements

Candidates must hold a high school diploma or GED and have experience in property or building maintenance or a related trade. They must be skilled with hand and power tools, capable of logical problem solving, and possess strong interpersonal and written communication abilities. Proficiency with basic computer applications and basic math is required; property‑management system experience is a plus.

Required certifications include EPA Type I and II (or Universal) for HVAC work, any state or local certifications applicable to the role, and a valid driver’s license for operating a golf cart where needed.

The job demands physical activity such as standing, walking, bending, climbing ladders and lifting up to 25 lb solo (or 50 lb with help), and the ability to work in all weather conditions. Flexible scheduling is required, including evenings, weekends and holidays, and occasional local travel for meetings or training.

• Possess a high school diploma, GED or equivalent experience.

• Exhibit strong customer service and interpersonal communication skills.
• Communicate effectively in writing and verbally, serving as first point of contact for residents and visitors.
• Proficient in internet, word processing, spreadsheet, and database applications; property‑management system experience preferred.
• Hold EPA Type I and II (or Universal) certification for HVAC refrigerant work.
• Hold a valid driver’s license to operate a golf cart when applicable.
• Lift/move up to 25 lb independently or 50 lb with assistance.
