This position is for a maintenance technician on a 233‑unit cottage‑style community in the lease‑up stage. The role follows a Monday‑Friday schedule with a rotating on‑call rotation and is responsible for maintaining the interior and exterior of the property, its grounds, amenities and common areas to Greystar standards of cleanliness, safety and functionality.
The technician will diagnose and repair resident‑reported issues, complete routine upkeep, manage the make‑ready process for vacant units, develop and enforce appearance standards, and oversee the quality of work performed by team members and contractors. Additional duties include inventory management, preventative maintenance, budgeting assistance, cost‑control initiatives, safety meeting facilitation and delivering courteous customer service.
Candidates must hold a high school diploma or GED and have experience in property or building maintenance or a related trade. They must be skilled with hand and power tools, capable of logical problem solving, and possess strong interpersonal and written communication abilities. Proficiency with basic computer applications and basic math is required; property‑management system experience is a plus.
Required certifications include EPA Type I and II (or Universal) for HVAC work, any state or local certifications applicable to the role, and a valid driver’s license for operating a golf cart where needed.
The job demands physical activity such as standing, walking, bending, climbing ladders and lifting up to 25 lb solo (or 50 lb with help), and the ability to work in all weather conditions. Flexible scheduling is required, including evenings, weekends and holidays, and occasional local travel for meetings or training.
