Description

As an Apprentice Engineer, you will assist with the operation and maintenance of building systems, performing preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC equipment. You will adjust HVAC components, conduct general repairs, participate in water‑treatment programs, maintain operation logs, and respond promptly to tenant requests while supporting emergency procedures and upholding safety policies.

• Perform preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC systems (e.g., pumps, chillers, boilers).
• Adjust HVAC equipment to meet established operating criteria per supervisor guidelines.
• Conduct general repairs and replacements of building fixtures, appliances, plumbing, and electrical components.
• Participate in water‑treatment chemical programs and maintain related consumption and operation logs.
• Provide prompt and courteous responses to tenant service requests.
• Maintain professional and courteous relationships with contractors, tenants, and operations staff.
• Assist with emergency procedures such as evacuations, bomb searches, and life‑safety system alarms.
• Follow all Hines policies, safety procedures, and complete required training and seminars.
• Safely use power tools (pneumatic, electric, engine‑driven) and perform basic mathematical calculations.
• Meet variable shift requirements, including early mornings, evenings, weekends, holidays, and overtime as needed.

Requirements

The role requires at least a high school diploma or equivalent, with one year of related experience and preferred trade certifications. Candidates must develop building‑engineering knowledge, possess computer skills for program administration, read technical manuals, safely use power tools, perform basic math, and communicate effectively both verbally and in writing. Physical abilities include lifting 25 lb, climbing stairs or ladders, and working varied shifts, including overtime.

• Apply basic HVAC distribution and control knowledge to resolve work orders.
• Hold a high school diploma or equivalent; one year of related experience preferred.
• Possess relevant trade certifications and continually develop building‑engineering knowledge.
• Demonstrate computer proficiency for administering engineering programs and reading technical manuals.
• Communicate effectively both verbally and in writing; remain calm in emergency situations.
• Obtain required city or government licenses/permits as applicable (e.g., Boiler Operating Permit).
• Ability to work indoors (≈80%) and outdoors (≈20%), lift 25 lb or more, and access confined spaces.
