Description

• Meet monthly income and expense budgets for the community.
• Conduct pre‑move‑out inspections promptly.
• Schedule make‑ready units and service requests with maintenance staff and vendors.
• Review monthly financial performance reports and set budget and expense strategies.
• Perform market analysis and implement leasing and marketing tactics.
• Prepare, approve, and process accurate payroll and overtime.
• Address staff issues and communicate performance evaluations to leadership.
• Assist in recruiting, interviewing, and mentoring associates.
• Prioritize leasing activities and conduct resident tours as needed.
• Manage lease renewals and promote resident retention.
• Prepare and distribute accurate deposit accounting.
• Negotiate vendor contracts for cost, quality, and service.
• Process prospective resident applications and lead move‑in orientations.
• Ensure daily pool and spa maintenance when applicable.
• Oversee property improvements and preventive maintenance tasks.
• Handle resident, financial, analytic, and reporting tasks for the community.
• Maintain office and maintenance inventory and pay vendor invoices timely.
• Monitor supplies and equipment upkeep.
• Keep apartments, common areas, and amenities clean to Weidner’s quality standards.
• Distribute resident correspondence while protecting confidentiality.
• Accompany vendors to vacant or occupied units as needed.
• Maintain a clean, orderly, and professional leasing office.
• Create and maintain confidential residential files.
• Collect rents, deposits, and fees.
• Log and follow up on service requests.
• Follow key‑logging and document storage procedures.
• Communicate regularly with the Area and Regional Directors.
• Promote safety, use PPE, and respond promptly to safety incidents.
• Complete the Manager in Training curriculum within 12 months.
• Adhere to Weidner’s mission, policies, Fair Housing laws, and all applicable regulations.
• Maintain reliable attendance, dress code, and professional appearance.

Requirements

The MIT program is designed for driven individuals who will learn all aspects of property operations, from budgeting and leasing to staff management and vendor relations. Successful candidates are detail‑oriented, trustworthy team players who provide excellent customer service to residents, associates, and vendors while managing their time effectively.

Candidates must have a bachelor’s degree in property management or a related field, or at least seven years of management experience, and must complete the MIT curriculum within twelve months. Proficiency with Microsoft Office, willingness to learn Yardi or Paycom, a valid driver’s license with reliable transportation, and adherence to Weidner’s policies, Fair Housing laws, and background‑check requirements are also required.

• Hold a bachelor’s degree in property management or related field, or 7+ years management experience.
• Proficient in Microsoft Office; Yardi and Paycom experience preferred.
• Able to work in a fast‑paced environment with strong motivation to learn daily.
• Work effectively in a team or independently; flexible to work outside normal hours and at other Weidner properties as needed.
• Possess a valid driver’s license, vehicle, and insurance; have personal transportation at all times.
• Agree to a criminal background check and voluntary drug testing.
• Demonstrate strong organization, detail orientation, and English proficiency.
