Description

The Resident Specialist leases apartments, renews leases, and manages recertifications while adhering to the Compliance Guidebook and Trinity leasing method. This role provides exceptional customer service to applicants, residents, and vendors, with no supervisory responsibilities.

Key duties include demonstrating apartments according to Trinity standards, maintaining detailed knowledge of inventory, competition, and amenities, and urging prospects to lease immediately. The specialist records prospect information in Yardi daily, follows up with prospects, and strives for a shop score of 80 or higher, showing continual improvement. Lease applications are processed and submitted to the Compliance Department within three to five business days, and recertification files are completed at least 30 days before their due date.

• Lease apartments and renew leases following the Trinity method.
• Conduct recertifications and submit files 30 days prior to deadlines.
• Record prospect contacts and interactions in Yardi each day.
• Follow up with prospects daily and achieve a shop score of 80 +.
• Process new lease applications within 3‑5 business days for compliance review.
• Ensure documents meet Section 42 Tax Credit guidelines and Fair Housing laws.
• Cooperate with the Compliance Department to maintain “Perfect Files.”
• Assist the Property Manager in supervising, motivating, and training office staff.
• Complete all required reports accurately and timely.
• Meet or exceed monthly leasing and performance objectives.
• Communicate clearly with the Property Manager, residents, and vendors.
• Handle resident complaints professionally and ensure follow‑up commitments.
• Record maintenance service requests in Yardi.
• Work a flexible schedule including evenings, weekends, holidays, and occasional overnight travel.

Requirements

The Resident Specialist ensures all leasing activities meet Section 42 Tax Credit guidelines, follows Fair Housing, OSHA, and internal policies, and collaborates with the Compliance Department to maintain perfect files. They assist the Property Manager with staff motivation and training, complete required reports, and achieve monthly performance goals. Strong communication and customer‑service skills are required, along with a high school diploma, at least one year of customer‑service experience, and the ability to work flexible hours, travel occasionally, lift up to 15 lb, and maintain reliable transportation.
