Lead Operating Engineer

Description

The Lead Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned facilities. The role maximizes system life and reliability and often serves as the sole on‑site engineer, with occasional supervision of maintenance staff depending on facility size.

The position works in a professional office setting while regularly traveling between properties and using standard office equipment. It requires interaction with contractors, vendors, and building occupants and may involve shift work, on‑call duties, and extended periods without relief during emergencies.

• Conduct daily operations and maintenance of mechanical, electrical, plumbing systems and general building maintenance.
• Supervise and assign maintenance staff, monitor activities and projects.
• Perform preventive maintenance (filter changes, motor lubrication, lamp replacement, belt inspection, bearing replacement, shaft alignment, etc.).
• Recommend improvements to the preventive maintenance program.
• Develop and maintain building‑specific maintenance procedures.
• Coordinate maintenance with outside contractors and technicians.
• Manage stock and inventory control.
• Respond immediately to emergencies (fire, evacuation, equipment failure) and customer concerns.
• Ensure compliance with codes, regulations, company directives, and practice safe work habits.
• Compile and submit monthly operational reports to management.
• Adhere to C&W uniform dress code and maintain a neat appearance.

Requirements

• Complete required C&W safety training annually.

• High School Diploma or GED equivalent; apprenticeship or trade school graduate preferred.
• Minimum 5 years operating mechanical, electrical, and plumbing systems in commercial properties.
• Appropriate trade license/permit (e.g., Journeyman/Master Electrician, Operator, Steam Engineer).
• Valid universal EPA Section 608 certification for CFC/HFC refrigerants.
• Valid driver’s license with good driving record.
• Basic computing skills in Outlook, Excel, and Word.
• Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
• Knowledge of energy management systems and building operations.
• Ability to stoop, stand, climb, and regularly lift at least 50 lb.
• Must crouch, reach, bend to install or move equipment.
• Must communicate clearly and read technical documents.
