Description

In the field the specialist will lead commissioning activities for mechanical, plumbing, fire protection, electrical, lighting and controls systems, supporting the Commissioning Agent while independently managing assigned scopes. Responsibilities include developing and maintaining Owner’s Project Requirements, Basis of Design and Commissioning Plans, executing pre‑functional and functional performance tests, and performing hands‑on testing of complex integrated systems such as VAV, VRF, hydronic, fire protection and BAS‑integrated controls.

The specialist will document deficiencies, coordinate with contractors, TAB firms and vendors to drive resolutions, and verify corrective actions on site. They will lead or participate in field meetings, startups and testing coordination, and serve as the primary commissioning presence communicating results to owners and project teams. Quality control of their own work and compliance with company QA/QC procedures are required.

• Lead on‑site commissioning for mechanical, plumbing, fire protection, electrical, lighting, and controls systems.
• Develop and maintain Owner’s Project Requirements, Basis of Design, and Commissioning Plans in coordination with the Commissioning Agent.
• Execute pre‑functional and functional performance testing, including hands‑on testing of VAV, VRF, hydronic, domestic water, fire protection, emergency power, lighting controls, and BAS‑integrated systems.
• Identify, document, and track system deficiencies; work with contractors, TAB firms, and vendors to resolve issues.
• Lead field meetings, startups, and testing coordination; communicate results to owners, contractors, and project teams.
• Verify corrective actions on site and ensure systems perform as intended.
• Maintain accurate field documentation, issue logs, test records, and close‑out packages.
• Perform self‑quality control and ensure compliance with company QA/QC procedures.
• Coordinate functional performance testing for complex HVAC, electrical, plumbing, and controls systems.
• Prepare detailed commissioning reports, issue logs, verification documentation and close‑out documents.
• Support engineers with data collection, issue tracking, and verification of corrective actions.
• Collaborate with architects, engineers, and contractors; anticipate constructability risks.

Requirements

We are looking for an experienced Commissioning Specialist to work primarily on active construction sites. The role focuses on getting building systems fully functional and is ideal for professionals with 3–5 years of hands‑on field experience who prefer on‑site testing and troubleshooting over desk‑heavy design work. Approximately 75 % travel and a field‑intensive schedule are expected.

Candidates should hold a bachelor’s degree in engineering, construction management or a related field (or equivalent experience), have 3–5 years of building commissioning experience across multiple systems, and possess solid knowledge of ASHRAE Standard 202, Guideline 0, ASHRAE 90.1, IECC and USGBC requirements. Strong communication, independent site work ability and willingness to travel are essential. Certifications such as CxA, CCP, BCxP or CBCP are strongly preferred, and candidates pursuing certification are encouraged to apply.

• Possess 3–5 years hands‑on building commissioning experience across multiple disciplines.
• Demonstrate solid knowledge of ASHRAE Standard 202, Guideline 0, ASHRAE 90.1, IECC and USGBC requirements.
• Understand controls systems, sequences of operation and system interactions.
• Ability to work independently on active construction sites and manage multiple stakeholders.
• Strong communication skills to clearly explain technical findings.
• Willingness to travel approximately 75 % of the time.
• Preferred certifications: CxA (Certified Commissioning Authority), CCP (Certified Commissioning Professional), BCxP (Building Commissioning Professional), CBCP (Certified Building Commissioning Professional).
