The Shift Engineer – Property and Asset Management role ensures that all technical services remain operational during shift duties, taking charge of technical assets in the building, managing the engineering team and supporting the Property Manager/Assistant Property Manager in coordinating technical issues with clients and occupants.
Key responsibilities include managing and maintaining electromechanical and utility services with the technician team, preparing and implementing planned preventive maintenance (PPM), conducting regular site inspections to identify risks or defects, and reviewing the work of subordinate staff while providing guidance as needed.
The role also oversees documentation and tracking of assets under defect liability periods and AMC/CAMC, is responsible for hiring, training and developing shift engineers and maintenance staff, and formulates budgeting controls while monitoring SLA’s and KPI’s for JLL and outsourced agencies to ensure effective service delivery.
Vendor management is a critical part of the job, involving oversight of quotations and invoices, ensuring timely renewal of agreements, scheduling monthly vendor meetings, and submitting cost sheets and invoices for payment. Energy conservation planning, maintaining equipment history cards, handling major complaints, and ensuring work permits and safe practices are also essential duties.
Safety remains a top priority; the engineer must assist in risk assessments, conduct root cause analyses for system failures, create corrective, preventive and emergency response action plans, participate in evacuation drills, and maintain engineering reports such as DMR and MMR in collaboration with regional and training teams.
Ideal candidates are analytical, meticulous, and detail‑oriented, with excellent problem‑solving skills. They should be comfortable coordinating with various teams, using logic to troubleshoot problems, and assigning and monitoring maintenance projects.
Qualifications include a degree or diploma in Electrical/Mechanical engineering (or equivalent) and a minimum of 3‑5 years of experience in the real estate, hotel, construction, or residential site management sectors. Candidates with residential site experience are preferred.
