The Service Director reports to the Community Director within the Property Management department and is classified as non‑exempt. This role oversees and performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.
Key organizational responsibilities include acting as a journey visionary to prioritize solutions, driving passion and innovation to solve issues, serving as an ambassador to engage residents and stakeholders, managing projects with clear plans, leading change initiatives across teams, and participating in community and industry activities.
Essential duties involve handling resident service requests and work orders, diagnosing problems, and completing repairs in line with policies and codes. The Service Director manages the make‑ready process for vacant units, develops standards for property appearance, inspects work performed by staff and contractors, maintains inventory and budgeting for supplies, conducts preventive maintenance and safety meetings, and ensures compliance with OSHA and other regulations while delivering high‑quality customer service.
The position requires a flexible 40‑hour workweek with typical hours of 9 am‑6 pm on weekdays, 10 am‑5 pm on Saturdays, and 1 pm‑5 pm on Sundays, and the ability to be on call during evenings, weekends, and holidays.
Qualifications include 2‑3 years of apartment maintenance experience, a high school diploma or GED (college or technical degree preferred), EPA Type I/II or Universal refrigerant certification, Certified Pool or Spa Operator license, a valid driver’s license, and proficiency in computer applications and property management systems. Strong communication, mathematical, reasoning, and supervisory skills are required.
The work environment involves both interior and exterior locations with exposure to various weather conditions. Physical demands include regular standing, walking, climbing, lifting up to 50 lb independently (150 lb with assistance), and operating equipment such as golf carts, while adhering to safety standards.
