  • In conjunction with the Property Manager, ensure each property is maintained in accordance with general building standards and with EBALDC’s business judgment as to the building’s long term sustainability goals and Housing Quality Standards.
  • Establish and follow a work priority system, as outlined in the EBALDC Operations Manual
  • Perform janitorial duties to common areas and throughout entire property to ensure property is free from trash and debris, and to ensure curb appeal of property is within organizational standards.
  • Share emergency/on-call duties for immediate repairs and for the safety of the tenants and the property
  • Order and pick up maintenance and janitorial supplies and materials as directed by the Property Manager
  • Maintain an updated list of appliance serial numbers by unit number and common area location
  • Maintain security and lock systems throughout the building
  • Perform inventories quarterly and when there is a staff change on tools, equipment, supplies, and keys; inventories are to include name of manufacturer, model number, and serial number
  • Assist Property Manager in performing move-in and move-out inspections and quarterly building inspections
  • Maintain apartment condition status chart records of each unit on items such as appliances, carpets, painting, drapes, and floor tile
  • Report hazardous or emergency conditions, extensive repair and maintenance needs to the Property Manager
  • Perform janitorial, painting, and repairs to vacant units' property in a timely and satisfactory manner, enabling Property Manager to rent units in a minimum of time
  • Maintain storage and work areas in a neat, safe, and secure condition
  • In conjunction with the Facilities Manager and Property Manager, ensure the development and execution of the Preventive Maintenance program which also includes and is not limited to, Capital Improvements and Occupied Rehabs, and all budgeted repairs and improvements are carried out for each property timely, within budget, and in accordance with the approved Vendor List and Procurement policies.
  • Perform all preventative maintenance requirements as outlined in the Preventative Maintenance Plan
  • Assist Property Manager in performing progress inspections of on-site work performed by outside contractors
  • Ensure all service requests and unit turnovers are addressed and completed in a timely and cost-effective manner and within policy.
  • Inspect grounds, common areas, and structures for preventative and safety measures
  • Update Preventative Maintenance Chart and maintain preventative maintenance logs
  • Keep permanent records of maintenance requests as outlined in the EBALDC Operations Manual
  • Conduct and perform monthly safety inspections and meetings, and keep proper records of same
  • Monitor and maintain plumbing, heating, and electrical system
  • Assist in moving furniture

  • Demonstrated ability to perform building maintenance or experience in a related building trade field consisting of repairs, carpentry, electrical, plumbing, painting, refurbishing, cleaning, heating, and maintenance administration. Ability to interact with residents and handle complaints with reasonable discretion and flexibility.
  • Intermediate knowledge in electrical, plumbing, minor construction and preventive maintenance work. Intermediate knowledge of janitorial procedures.
  • Ability to read and decipher as built site plans. Reading and computational literacy at the ninth-grade level or above.
  • Ability to set priorities.
  • Ability to keep accurate and detailed records.
  • Ability to lift moderately heavy objects up to 50 lbs., ability to sit, kneel, bend, stand, and climb ladders, perform duties requiring extensive maneuverability and normal strength
  • Intermediate knowledge in all building repair trades, purchasing procedures and practices, work safety requirements, and repair procedures.
  • Must have reliable automobile transportation to transport tools, materials and equipment from property to property, and a valid California Driver’s License and insurance
  • Ability to perform the following: minor repairs to building appliances and fixtures, repair and change locks, replace floor tile, clear clogged drains, repair or replace plumbing fixtures, patch holes in walls, clean unit interiors, perform miscellaneous carpentry repairs, perform minor masonry duties, interior and exterior painting.
