Reporting to the Community Manager, the Maintenance Supervisor is responsible for preserving property conditions and ensuring the safety of all maintenance personnel. The role demands strict adherence to OSHA standards and company safety policies, as well as excellent attendance, communication skills, and a professional demeanor.
Key duties include practicing OSHA standards, completing hazard assessments before tasks, and using appropriate safety equipment. The supervisor must ensure all repairs comply with local building codes, maintain accurate preventive‑maintenance records, and participate in an on‑call emergency schedule. Supervisory responsibilities involve scheduling subordinate staff, providing training, and reporting any unusual circumstances or contract non‑compliance.
The role requires hands‑on maintenance work such as HVAC troubleshooting (excluding Freon work without certification), light electrical and plumbing repairs, glass, tile, lock, and carpentry work, as well as redecorating vacant units and assisting with custodial tasks in common areas. The supervisor must also maintain amenities like pools and fitness equipment, obtain a state pesticide license if needed, and ensure storage areas are secure and well‑lit.
The Maintenance Supervisor position is an experienced, full‑time role (30+ hours per week) located at College Arms I in Palatka, Florida (ZIP 32177). The position offers an hourly salary ranging from $18.00 to $20.00 and may require local travel for business needs. Work shifts include days, nights, weekends, and on‑call coverage.
