Assistant Service Manager

Description

Key duties include responding to resident and management work orders, prioritizing emergencies, repairing or replacing appliances, plumbing, HVAC, electrical systems, and various apartment fixtures. The role also requires daily property inspections to identify and correct hazardous conditions, performing preventative maintenance on equipment, and preparing vacant units for occupancy by completing repairs, painting, and cleaning. Additional responsibilities involve securing pool gates, maintaining organized work areas, participating in the Property Emergency Team, adhering to confidentiality and safety policies, and supporting special projects or committees.

• Walk, sit, use hands, talk, hear; occasional reaching, stooping, kneeling, crawling.
• Access all interior and exterior property areas and amenities.
• Perform physically demanding tasks such as bending, climbing, carrying, and working in confined spaces.

Requirements

Candidates must hold a high school diploma or equivalent and have at least two years of multifamily experience, with required certifications such as HVAC/Freon Recovery (or obtain within six months) and any city or state permits for pool operations. The job demands a broad skill set in plumbing, HVAC, electrical, carpentry, appliance repair, and the use of a wide range of maintenance tools, as well as strong interpersonal and communication abilities. Physical requirements include regular walking, lifting up to 25 lb (or 50 lb with assistance), access to all property areas, the ability to work under stress, travel for training or emergencies, and availability for overtime and on‑call shifts.

• High school diploma or equivalent.
• Two years of multifamily experience or equivalent combination of education, training, and experience.
• HVAC/Freon Recovery certification or ability to obtain within six months.
• Training in household repairs, plumbing, and mold detection/resolution (preferred).
• Certified Apartment Maintenance Technician (CAMT) (preferred).
• Required city/state certifications or permits for job responsibilities (e.g., pool operations).
• Proficiency in plumbing, tile work, HVAC, appliance, carpentry, electrical repairs, and apartment make‑ready tasks.
• Ability to operate common maintenance tools such as key machine, augers, voltage meter, recovery machine, manifold gauges, spray paint rig, electric saws, cordless screwdriver, drill, ladders, and more.
• Excellent interpersonal skills for interacting with residents, vendors, contractors, staff, and clients.
• Ability to read and write English for diagrams, meters, and reports.
• Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems.
• Basic knowledge of OSHA requirements and local, city, and state ordinances.
• Must supply own hand tools.
• Lift up to 25 lb unaided, up to 50 lb with assistance.
• Manage moderate to high stress to meet deadlines.
• Travel within and outside the assigned area for training, meetings, and property takeovers; reliable transportation required.
• Available for overtime and on‑call emergencies with rapid response times.
• Exposure to moderate noise, power‑tool noise, and outdoor weather conditions; may work odd schedules/holidays and perform snow removal.
