Superintendent

Description

The superintendent is responsible for general upkeep and overall maintenance of the property and building systems, ensuring timely response to emergencies and tenant concerns.

• Assess maintenance needs of the property and communicate condition directly to the supervisor.
• Supervise building systems.
• Respond promptly to emergencies and tenant concerns, including weekends.
• Document tenant damage and report incidents to the supervisor.
• Perform light electrical work on appliances, switches, outlets, pull‑chain switches, electrical splicing, and repair appliances.
• Perform light plumbing work such as clearing stoppages and replacing fittings.
• Replace vinyl floor tiles, broken ceramic tiles, install carpet, window screens, fixtures, and locks.
• Conduct carpentry tasks including door replacement, window repairs, door saddle and windowsill repairs, light painting, and masonry repair.
• Perform daily custodial duties: sweep, mop, empty trash, and clean windows and glass in common areas.
• Assist with grounds work as needed and maintain yard and garbage areas.
• Keep common areas and hallways cleaned and disinfected; sweep and mop stairwells.
• Participate in standby emergency schedule for evening, weekend, and holiday coverage.
• Manage stock and inventory control for the property.
• Periodically inspect all units and common areas, performing repairs as needed.
• Maintain adequate lighting throughout the building, common areas, basement, and yards.

Requirements

Candidates must hold a high school diploma or GED and have at least two years of related experience, be able to lift 50 lb, and possess training in carpentry, plumbing, electrical, painting and other trade skills; a boiler‑maintenance certificate is preferred.

• Certificate in boiler maintenance preferred.

Benefits

The Part Time Superintendent is a non‑exempt position in the Housing Programs – Facilities department, located in Westchester, NY, with a salary of $25 per hour reporting to the General Supervisor.
