The Assistant Property Manager role in the Property and Asset Management business will manage daily site operations, ensure technical services meet client requirements, and oversee all electromechanical systems. The position reports directly to the client and coordinates with JLL regional and headquarters teams.
- Manage daily site operations and ensure technical services meet client requirements
- Oversee building systems including fire/life safety, MEP, and critical utilities
- Maintain asset documentation and track defect liability and AMC periods
- Hire, train, and develop shift engineers and maintenance staff
- Formulate budgeting controls and monitor SLAs/KPIs for JLL and outsourced agencies
- Handle vendor quotations, invoices, cost‑sheet submission, and payment follow‑up
- Administer engineering operational accounts and assist in budgeting
- Implement and improve preventive maintenance (PPM) programs
- Coordinate with contractors, tenants, and engineers; maintain service/repair contracts
- Conduct risk and root‑cause analysis, develop corrective/preventive action plans
- Manage inventory control for parts purchase and utilization
- Perform regular inspections of MEP equipment and ensure code compliance
- Maintain as‑built drawings, transition documents, and emergency response plans
- Produce engineering reports such as DMR and MMR and maintain safety manuals
- Ensure compliance with applicable regulations, government agencies, and company directives

Ideal candidates are analytical, meticulous, and able to multitask, with strong problem‑solving and communication skills. A degree or diploma in engineering (Electrical, Mechanical, Civil, or Marine) and 4‑5 years of experience in facility, real‑estate, hotel, or construction environments are required; residential site experience is a plus.
