Operations Supervisor

Supervise operations staff including developing schedule, assigning overtime, managing performance issues, leading regular team meetings to maximize engagement and communication within the team
management of waste, recycling and hazardous materials;
Assist Direct Manager in preparing annual operations and capital project budgeting and creating ‘wish list’ of proactive suggested projects with specific information regarding costs;
Manage and respond to environmental risks and hazards
Conducting/assisting with environmental assessments and ensure reporting requirements are fully met;
Provide sound technical or administrative advice to internal and external clients;
Management of energy and utility consumption with strong focus on consumption reduction and target setting and tracking results; Review consumption trends regularly with operations staff and explain and troubleshoot variances and abnormalities Utilize the building management system to achieve energy and utility reductions
Review tenant work order/service reports and respond to tenant service requests as required;
Continual monitoring and maintenance of computerized control systems (including Fire Alarm system, BAS); Building Automation system upgrade and replacements ; Fire Life Safety system upgrade and replacements
Liaise with regulatory or civic authorities as required;
Conduct insurance and risk management inspections, remedial actions and reporting.
Implementing the corporate occupational health and safety program; ensure that Health and Safety procedures are in place and are being strictly followed, lead OH&S committee and document meetings and inspections;
Ensure sound curtain wall, structural and roof maintenance;
Overseeing and documenting preventative maintenance (using Angus System) and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems; Electrical systems modifications; HVAC unit replacements and upgrades
Remain current and up to date with new industry practices, legislative changes and new technologies;

A minimum of 10 years of direct work experience, preferably in commercial high rise building operations. Previous supervisory roles considered an asset.
