Sr. Maintenance Supervisor

A West Coast REIT that acquires, develops, manages and redevelops multifamily apartment communities in supply‑constrained coastal markets.
The Sr. Maintenance Supervisor is responsible for overseeing and directing a team of maintenance technicians, managing maintenance budget, and ensuring that all maintenance activities comply with relevant regulations.
Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term to long-term impact to department.
Implement and manage a preventive maintenance schedule to ensure all systems and equipment (HVAC, plumbing, electrical, etc.) are functioning properly and to prevent future issues.
Work within the maintenance budget, ensuring that repairs and maintenance are conducted cost-effectively. Participate in the budgeting and forecasting process with the Community Manager or General Operations Manager.
Perform and oversee repairs on various property systems and equipment, addressing issues as they arise. Respond to and prioritize work orders submitted by residents, ensuring timely and effective resolution of maintenance issues.
Maintain accurate records of maintenance activities in SightPlan and applicable trackers, including work orders, inspections, and repairs. Provide regular updates to property management on the status of maintenance activities, including any significant issues or trends.
Be available for after-hours emergencies, ensuring that critical repairs are handled promptly.
Implement and enforce safety procedures for the maintenance team to prevent accidents and injuries. Ensure that maintenance activities comply with OSHA, other safety regulations and ensure that all maintenance equipment and tools are properly maintained and in good working order.
Effectively manages personnel throughout their employment lifecycle, i.e., selection through separation. This includes candidate selection, career planning and development, accountability and performance management, and recognition. Provide on-the-job training for maintenance staff and ensure they are knowledgeable about property systems and maintenance procedures.
Conduct regular inspections of the property, including common areas, buildings, and equipment, to identify any maintenance needs or safety hazards. Ensure that the property complies with all relevant local, state, and federal regulations, particularly regarding safety and building codes.
Assist internal stakeholders in managing property improvement projects, ensuring they are completed on time, within budget, and to the required standards.
Coordinate with internal stakeholders, external vendors and contractors for specialized repairs, maintenance services, or large projects. Ensure that work is completed according to specifications and within budget.
Supervise and direct a team of maintenance technicians, assigning tasks, and ensuring that work is completed efficiently and to a high standard.
Maintains the highest level of customer service for prospects, residents, vendors, and corporate departments. Interact with residents in a professional manner, addressing maintenance concerns and ensuring their satisfaction with the services provided.
Provides formal supervision to associates within a single functional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with Essex's values.

High school diploma or GED equivalent. 5+ years of property management industry or related experience.
This role demands availability for five days each week, with the potential for including weekends in the schedule as necessary. This position may require driving between community sites and reliable means of transportation during working hours or on-call is required

Ability to read, write, and speak English. Proven organizational and time management skills and ability to supervise 2 or more associates
Proficient knowledge of electrical, plumbing, and appliance repair with hands-on experience. Knowledge of environmental/industrial hazards (i.e., asbestos, lead, mold, radon) as they apply to residential housing
Involves frequent interaction with clients or customers. Requires effective communication skills and a professional demeanor. Work environment may include client offices, meeting rooms, or other external locations.
Involves frequent standing, walking, and occasional bending. Requires the ability to lift moderate-weight objects (up to 50 pounds). May involve physical activities such as climbing stairs or operating machinery.
