Description

• Evaluate RFI's, submittals, and Field Memos for cost impacts as directed by the Construction Manager
• Prepare Change Order documents and exhibits. Coordinate edits to change order scope, and terms and conditions with the contractor and client
• Prepare detailed documentation of rejected items submitted in Contractor's change order proposals
• Negotiate changes with Contractors
• Estimate and negotiate change orders with the general contractor
• Change Order negotiations and prepare minutes
• Update change order log and track contingency balance. Provide estimates for cost to complete and rough order of magnitude for potential risk issues
• Review backup for Time and Material change orders

Requirements

• Ability to compare the independent cost estimate with contractor proposal to quickly identify differences.
• Extensive experience in developing and estimating the scope of work for change orders.
• Ability to prepare independent estimates at various stages of design
• Minimum of a 4 year Degree in Engineering, Architecture, Construction Management or related field
• Ability to develop scope of work based on RFI answers and estimate the costs of those scopes of work independent of the contractor proposal.
