The Maintenance Operations Assistant supports the Maintenance Operations Manager or Supervisor in daily maintenance for a multi‑unit residential property. This includes leading a team of technicians, coordinating projects, and ensuring the property’s value is preserved through efficient operations. The position focuses on both routine and specialized maintenance tasks to keep building systems running smoothly.
Key duties involve repairing and maintaining mechanical equipment such as motors, pumps, boilers, chillers, and HVAC systems, as well as diagnosing issues and replacing parts. The role also covers carpentry work, door and hardware installation, ceiling tile repairs, unit turnover, painting, drywall repair, and plumbing and electrical maintenance including fixture replacement and circuit testing.
Candidates must have a high school diploma or GED, with 3‑4 years of experience in commercial or multi‑unit residential maintenance; experience can offset education requirements. Preferred certifications include HVAC, electrical, or plumbing, and a valid driver’s license may be required. Essential skills are self‑motivation, teamwork, communication, attention to detail, accountability, and strong customer service.
