Description

The Utilities Team Supervisor oversees day‑to‑day utility operations, manages a team of Utility Specialists, and serves as the primary contact with the third‑party utility service provider. This role ensures timely issue resolution, efficient onboarding, and continuous improvement of utility processes across all markets.

• Lead, onboard, train, and manage Utility Specialists.
• Act as the primary escalation point for complex utility issues and Level 2 escalations.
• Coordinate workload and priorities with the third‑party utility provider (SimpleBills).
• Conduct in‑house utility training sessions for Market Leads.
• Oversee utility onboarding processes in markets lacking third‑party support.
• Collaborate with field leadership to address tenant utility needs and improve service delivery.
• Identify and implement process improvements to enhance operational efficiency.
• Develop and maintain tenant utility communication programs.
• Respond to utility disconnects within 24 hours.
• Respond to CMS blogs from the Field Team within 24 hours.
• Maintain fewer than 20 residents in FALSE status on SimpleBills accounts.
• Ensure utility transfers are completed within a 3‑day SLA for residents in NC, Dallas, and other restricted markets.

Requirements

Candidates need a bachelor’s degree or equivalent experience, 3–5 years in a service‑focused role (ideally property management), and experience managing remote teams. Strong knowledge of fair housing and local real estate laws, proficiency in Microsoft Office (advanced Excel preferred), and familiarity with SimpleBills or similar platforms are essential. Excellent written and verbal communication, customer‑service skills, detail orientation, and the ability to work flexible hours, including weekends or holidays, are required.

The position requires regular office work with the ability to work extended hours, evenings, weekends, and holidays as needed. Employees must communicate clearly in English, see well enough to read faint text, and be capable of lifting, carrying, and moving objects up to 25 lb, as well as climbing several flights of stairs. The role demands multitasking amid frequent interruptions, staying alert to safety and environmental concerns, and maintaining composure in stressful, adversarial situations.
