The Leasing Specialist coordinates the community’s marketing, leasing and renewal strategies to meet occupancy, revenue and resident‑retention goals. Responsibilities include greeting prospects, conducting tours, processing applications, preparing lease packages, and ensuring smooth move‑ins and renewals. The role also monitors market conditions, designs promotional activities and maintains show‑unit standards.
- Perform sales and leasing activities to meet revenue and occupancy goals, including greeting prospects, touring, processing applications, credit and background checks, and preparing lease packages.
- Inspect apartments before move‑in, ensure readiness, and coordinate any needed maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply concessions or specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
- Use property management software (e.g., OneSite, Yardi) to track availability, record traffic, manage prospect data, and capture demographic information.
- Maintain show‑unit quality by daily inspecting marketing corridors, communicating upkeep needs, merchandising units, and preparing the leasing office for daily activity.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to ensure satisfaction and finalize leasing decisions.
- Support lease renewal program by preparing renewal letters, contacting residents before move‑out, and ensuring timely execution of renewal documents.
- Respond promptly and courteously to resident or client/owner concerns, taking action to resolve issues or forwarding requests to appropriate staff.

Required licenses include all state and local certifications for leasing activity and a valid driver’s license to operate a golf cart on the property. Physical demands involve standing, walking, climbing ladders and lifting up to 25 lb independently (50 lb with assistance), as well as working in all weather conditions and on a flexible schedule that may include evenings, weekends and holidays.
