Description

The Community Leasing Specialist coordinates marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention targets. The role handles all leasing activities from prospecting and tours to application processing, lease preparation, and move‑in support, while also ensuring resident satisfaction throughout the lease term.

• Conduct sales and leasing activities to achieve revenue and occupancy goals, including prospect greeting, tours, applications, credit checks, lease preparation, and move‑in coordination.
• Inspect apartments before resident move‑in, verify readiness, and schedule any needed maintenance.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply concession policies to maintain occupancy.
• Design and implement marketing initiatives such as resident referral programs, employer outreach, and online advertising to drive traffic.
• Use property management software (e.g., OneSite, Yardi) to track availability, traffic, leasing activity, and resident data.
• Ensure show units and community spaces meet quality standards through daily inspections, merchandising, and coordination with maintenance.
• Follow up with prospects and new residents via email, notes, or calls to confirm satisfaction and finalize leasing decisions.
• Manage the lease renewal process by preparing renewal packages, contacting residents ahead of move‑out dates, and securing signed agreements.
• Respond promptly and courteously to resident and owner inquiries, resolve issues, and document requests for appropriate follow‑up.
• Maintain a valid driver’s license to operate a golf cart on the property.

Requirements

The position requires a valid driver’s license for on‑site transportation and any state or local licenses mandated for leasing activities. Physical demands include standing, walking, climbing ladders, and lifting up to 25 lb unaided (or 50 lb with assistance). Flexible scheduling is essential, with on‑call duties during evenings, weekends, and holidays, and occasional travel to support other properties or training.
