- Coordinate and supervise all technical, mechanical, and preventative maintenance activities for two mid‑rise communities (386 units).
- Manage outside vendors, track warranties, and ensure timely completion of resident work orders.
- Develop and enforce standards for cleanliness, appearance, and safety of interiors, exteriors, grounds, and amenities.
- Oversee the make‑ready process, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, and final quality checks.
- Conduct regular inspections of staff, contractors, and vendors to verify compliance with policies and code requirements.
- Maintain inventory of spare parts and maintenance supplies while staying within budget guidelines.
- Prepare and monitor the annual maintenance and capital‑expense budget using financial and operational reports.
- Execute monthly preventative‑maintenance procedures as defined in company policies.
- Lead safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other regulations.
- Deliver excellent customer service by responding promptly to resident inquiries and complaints.
