The Building Engineer – Commercial Office in Tampa, FL will provide hands‑on maintenance of building systems to ensure safe, efficient, and reliable operations of assigned properties. This full‑time, on‑site role involves minor repairs, preventative maintenance, and monitoring of electrical, HVAC, plumbing, and life‑safety systems.
- Reset breakers, report shorts, and replace outlets, switches, and lighting ballasts.
- Perform basic electrical maintenance following AC circuit safety procedures.
- Conduct minor preventative maintenance on air handling units and replace belts.
- Respond promptly to HVAC service calls and assess repair needs.
- Test and adjust chemical treatment levels in the water system.
- Inspect and log daily chiller performance, reporting out‑of‑range conditions.
- Repair and replace door closures and minor door hardware.
- Adjust and repair security system components as needed.
- Read and record tenant utility meter readings.
- Perform minor plumbing repairs, including flushing valves, faucets, and replacing wax bowl seals.
- Maintain and service system pumps, performing preventative pump maintenance.
- Identify and respond to fire alarms; conduct weekly emergency generator inspections.
- Perform remedial tasks such as painting, cleaning, and unclogging toilets or drains.
