- Perform preventive maintenance and corrective repairs on building structures, industrial systems, equipment, and grounds.
- Inspect fire alarm, HVAC, plumbing, and other building systems to ensure they operate within design specifications.
- Execute assigned repairs, emergency fixes, and routine maintenance tasks, documenting all work performed.
- Lead and coordinate mechanics, technicians, and outside contractors on assigned projects.
- Respond rapidly to emergency situations, calling additional assistance as needed.
- Manage an energy‑management program to optimize system efficiency and minimize operating costs.
- Maintain building lighting, including element and ballast repairs or replacements.
- Troubleshoot and repair plumbing, kitchen equipment, roofs, drains, and HVAC systems.
- Complete work orders, grounds maintenance, painting, caulking, drywall, and electrical tasks as required.
- Utilize manual and power tools safely and effectively.

- Hold a high school diploma or GED with at least two years related experience, or equivalent trade‑school training.
- Possess a minimum of three years building‑maintenance experience and thorough knowledge of building‑system operations.
- Hold applicable trade licenses or permits (e.g., Journeyman/Master Electrician, Refrigeration Certificate, Boiler or Steam Operator licenses) as required.
- Demonstrate basic proficiency with Microsoft Office Outlook, Word, and Excel.
- Understand HVAC, electrical, and building‑automation systems and be able to give general instructions.
- Exhibit strong organizational, analytical, and customer‑service skills.
- Ability to work shift, overtime, on‑call duties, and lift at least 50 lb, climb ladders and stairs safely.
