  • Maintains and prevents liability with amenities such as the fitness center, playground, pools, etc.
  • Assumes primary responsibility for preliminary interviewing and selection of the maintenance team
  • Coordinates daily with the Property Manager on overall maintenance programs, projects, and expenditures
  • Reports all major repairs and requisitions to the Property Manager prior to any expenditure of funds
  • Participates in on call maintenance rotation responding to requests as needed
  • Schedules, controls, and maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
  • Coordinates with the Property Manager to approve overtime and inspect work to ensure time was used appropriately
  • Assists with the payment of bills, preparation of budget, and coordinates non-budgeted items with Property Manager
  • Maintains proper record keeping for refrigerant use in accordance with EPA and PRG policy guidelines
  • Maintains and monitors tools and parts such as pool pumps, motors, chemicals, etc.
  • Manages Yardi system for handling resident service requests. Corrects situations within 24 hours when possible
  • Works with the Property Manager to determine when training is needed for maintenance staff
  • Maintains the physical condition of the property and immediately corrects unsafe conditions: e.g., broken gates leading to the pool, broken steps, open holes, broken/burned-out exterior lights
  • Coordinates and oversees the successful completion of all monthly and quarterly property preventive maintenance
  • Assists the Property Manager and Regional Director with overseeing the maintenance budget and creating the yearly property budget
  • Performs all duties and responsibilities including carpentry, masonry, painting, HVAC, appliances, exterminating, swimming pool maintenance, and reading plans and drawings
  • Schedules maintenance personnel (if applicable) in conjunction with the Property Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
  • Oversees and provides leadership, development, performance feedback, and support to the on-site team
  • Resolves personnel problems, enforces safety practices, sets up training programs to educate individuals in all aspects of building maintenance
  • Performs safety-related duties and strict adherence to the Company Injury and Illness program
  • Ensures that all storage areas and/or utility rooms remain locked when not in use
  • Counsels underperforming maintenance team members and provides critical feedback to improve performance
  • Follows Company purchase order systems and policies when purchasing supplies or scheduling vendor services
  • Coordinates with Property Manager and Regional Director on mass purchasing, contractual projects and programs, problem areas, budgeting, hiring, and training
  • Ensures that all make-ready repairs and services are completed correctly in accordance with Company standards and on schedule.
  • Performs maintenance tasks personally or delegates technicians. Oversees and monitors work performed by technicians
  • Change locks and make keys
  • Conducts monthly safety meetings with office staff and maintenance employees to discuss pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables caustics, and refrigerants
  • Conducts all business in accordance with Company policies/procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to housing
  • Identifies all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts and prepares maps indicating locations
  • Works with Property Manager to serve as liaison with all local code enforcement officers
  • Holds responsibility for managing contracts and supervising contractors
  • Removes and transfers heavy appliances and equipment from storage area to apartments (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to a dumpster when necessary
  • Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations
  • Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels, and plows, as circumstances warrant
  • Frequently is required to stand; walk; and use hands to maneuver, handle, or feel objects, or tools
  • Inspects vacant units, buildings, grounds, and public areas periodically
  • Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and ensures all tools are in excellent condition

  • Ability to participate in mandatory on-call emergency rotation as necessary
  • Valid driver’s license required
  • Ability to frequently lift and/or move up to 50 pounds
  • Occasionally lift and/or move up to 100 pounds
  • General knowledge and ability to maintain modern building equipment and systems
  • CPO and HVAC certification preferred; Ability and willingness to obtain CPO and HVAC certification required
  • Ability to work overtime, evenings, weekends, or holidays as necessary
  • Demonstrated ability to troubleshoot and problem-solve
  • Ability to pay close attention to detail and adhere to strict deadlines
  • Strong written and verbal communication skills
  • Minimum two years of maintenance experience; multifamily industry experience preferred
  • Ability to provide technical assistance to other maintenance associates as needed
  • Ability to perform in a busy, changing, multi-tasking work environment
  • Proficiency in plumbing repairs and troubleshooting
  • Ownership of hand tools preferred
  • Specific vision abilities required by this job involve normal vision
  • Floating Positions: Ability and willingness to travel between assigned properties required
  • High School diploma or equivalent experience required
  • Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters
  • Occasionally required to reach with hands and arms
  • Demonstrated experience in maintenance systems, including inventory control, preventative maintenance, and work order record-keeping
  • Demonstrated experience in mechanical systems and equipment including HVAC, landscaping, carpentry, plumbing, painting, hydraulic systems, and electric motors
