Service Technician II

Description

• Promptly communicates with maintenance leadership concerning all maintenance issues at the property
• Ensure adherence to the company's safety and hazard communications programs, policies and procedures
• Provide excellent customer service to prospective and current residents
• Monitor and perform make ready duties on vacant units; ensure residential units have been turned in a timely and efficient manner
• Schedules, monitors and performs preventative maintenance
• Assist the Supervisor with scheduling and communicating with vendors and contractors
• Provide on-call service when scheduled and perform emergency maintenance work when required
• Ensure that service requests are completed promptly and professionally
• Inspect buildings and grounds to ensure safety and cleanliness and alerts the Maintenance Supervisor to items that need to be repaired
• Manage dumpster corrals, trash enclosures/compactors as needed or directed
• Assist the Supervisor with monitoring inventory of parts and supplies
• Use mobile device to dispatch and complete service requests in a timely manner
• Maintain the premises of the building, office and grounds in clean and orderly condition
• Participates in company-provided training such as fair housing, safety, non-discrimination, EPA, and harassment prevention.

Requirements

• Excellent written and verbal communication skills
• Renovation experience is preferred
• Ability to respond to on-call, after-hour emergency service; on-call staff required to live within a minimum distance to the community for efficient response time
• Must be highly motivated and able to work independently
• Ability to use smart phone to assign service requests and for on-call requests
• EPA certification Type I and II preferred
• CPO certification preferred
• Ability to prioritize and multi-task
• Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents
• 1+ years of experience in maintenance service for residential communities, other building maintenance or related trade is required
• Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit
• Diagnose problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall and appliances
• Reliable transportation and a valid driver's license
