Assist in the preparation of annual budgets for operating and capital expenditures.
Maintain resident request system; maintain accessible and accurate records for work orders and preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.
Enforce safety policies and OSHA regulations. Stay current on all applicable building codes and safety standards, as required.
Diagnose and perform maintenance/repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, pool area, tile, and other equipment as required.
Monitor and evaluate the physical condition of the community and correct unsafe conditions, install locks, parts, safety devices and make repairs as needed.
Ensure adherence to uniform policy.
Perform routine preventative maintenance on equipment.
Move appliances, equipment, furniture as needed in accordance with generally accepted safety precautions.
Supervise all aspects of maintenance on community, including staff, vendors, and contractors.
Maintain and schedule 24-hour emergency coverage, alternating on-call requirement.
Handle make-readies in a timely manner as directed by Community Manager.
Assist in supervising activities of capital expenditure including writing specifications for work to be done, obtaining competitive bids, and investigating qualifications of responding bidders.
Assist Service Manager in operating community within budgeted guidelines.
Assist in hiring staff and evaluating service employee performance.

Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally
Experience managing a service team
Valid Driver’s license

High School diploma or equivalent

Strong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate records
5+ years practical experience, verification of maintenance experience, and demonstrated skills
Yardi experience preferred
Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines
Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.
