Identify key areas of scope to be developed in subsequent drawing rounds to limit risk to SPO for drywall activities.
Analyze project schedules for sequencing risk and prepare labor loaded schedules based on estimated days.
Provide pricing for value engineering, alternates, options, and special studies.
Prepare detailed estimate including completing quantity take-offs, analysis, estimate input, and studies for items incorporated in assigned scope.
Visit project sites to evaluate existing conditions, identify and capture scope not included in design documents.
For subcontracted work, prepare Trades bid proposal forms and bid recording sheets, evaluate trade partner input for scope inclusion, and identify scope gaps and overlaps, coordinate with other staff managing trades.
Conduct reviews of design documents for completion; assemble comments and requests for additional information needed to provide complete estimates.
Develop conceptual estimate and schematic level drawings to establish budget for self-performed drywall scopes of work.
Develop thorough understanding of drywall estimating strategy for each SPO project and implement throughout preconstruction phase.
Utilize Building Information Models (BIM) for quantity take-off and visualization to support complete estimate preparation.
Contribute to estimate review meetings with internal stakeholders to validate estimate prior to client delivery.
Review estimate for complete and accurate pricing within estimate or Guaranteed Maximum Price (GMP), reflect recent pricing data and Trades bids or budgets.
Generate labor productivity rates in coordination with historical data and project specific constraints.
Lead coordination of operational input during estimating, bidding, and GMP process; confirm estimate incorporates detailed General Conditions/Requirement (GC/GRs) study, site logistics, and Building L.I.F.E. as prepared by project Operations team.
Identify design issues and project risks impacting SPO for drywall, generate solutions and collaborate with Preconstruction team to resolve.
Manage distribution of current design documents for Trades budgeting and bidding and account for sufficient Trades input.
Develop thorough understanding of market conditions and impacts to drywall pricing, including material escalation and lead times.
Develop, lead, or support assembly of estimate, bid or GMP documents required by and submitted to owner, coordinate requirements with contract agreement.
Develop and maintain vendor relationships in order to solicit competitive pricing.
Perform complex estimating activities working in collaboration with Self Perform Operations (SPO) Drywall and Preconstruction managers to throughout preconstruction phase launch process.
Prepare comparison analysis to previous estimates and develop clear and concise messages to explain variances for each project stakeholder.

Minimum of 6 years of related experience performing detailed estimates for specialty scopes of work (e.g., framing, drywall, acoustic ceilings, specialty ceilings, delegated design cold formed metal framing, and doors, frames, hardware)
Conceptual ability to work with minimum information and quickly develop understanding of requirements
Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work, and project schedule
Advanced project management skills to prioritize competing demands and meet deadlines
Bachelor’s Degree from accredited degree program in Engineering, Architecture, Construction Management, Building Construction, or related field of study a plus, or equivalent combination of education, training, and experience
Supervisory or management experience
Extensive knowledge of estimating documents and ability to provide accurate qualitative and quantitative analysis of documents
