The manager oversees the full lifecycle of resident accounts, from rent collection and notice issuance to lease renewals, move‑ins, and move‑outs, ensuring compliance and accuracy across all transactions. Key functions also involve month‑end financial reporting, audit preparation, and collaboration with property managers to address delinquency and operational issues.

Regular communication with property managers, weekly virtual meetings, and timely escalation of critical matters are integral to the role, as is participation in required training and development activities.

• Manage account records and process rent collections using designated software, issuing required resident notices promptly.
• Implement and track lease renewals, generate renewal spreadsheets, letters, and coordinate email distribution via Yardi.
• Process new lease and move‑in documentation, verify screening, POI, ID, ESA, pet screening, and ensure correct charge application.
• Schedule and oversee move‑out inspections, upload condition reports, complete deposit accounting, and handle refunds or claims.
• Perform Pre‑Accounting Month‑End tasks: record transactions, reconcile ledgers, verify notices, and update lease data in Yardi.
• Generate month‑end financial and operational reports, analyze delinquency trends, and present key metrics to property managers.
• Resolve resident complaints related to move‑out charges while onsite staff handle other resident issues.
• Conduct monthly audits of move‑ins, move‑outs, applications, and NTV; maintain organized resident files.
• Report escalated issues to property managers and discuss delinquency, evictions, notices, and renewal rates in weekly meetings.
• Complete required training modules and engage in continuous education opportunities.
