Develops retro-commissioning plans and testing documentation
Conducts reviews of the design, drawings, and specifications at various stages of development
Includes Issues log, commissioning plan progress reports, submittal and operating and maintenance manual reviews, training record, test schedules, construction checklists, start-up reports, functional test procedures, and trend log analysis
Documents building current operating conditions
Develops and distributes pre-functional checklists
Reviews air and water systems balancing reports
Works with the Group Manager to finalize Project Scope and Schedule of tasks and deliverables
Develops a final report addressing results of retro-commissioning process and recommendations for system improvements
Reviews equipment warranties and convey owner's responsibilities
Develops project commissioning specifications
Verifies accuracy of air and water testing and balance reports
Documents systems startups
Reviews trade coordination drawings or building model
Chairs commissioning meetings as required
Compiles a client system manual to use as a tool in long term system operation and maintenance
Estimates workforce needs and schedules and assigns work to meet completion date.
Conducts 10-month to 12-month warranty period review
Reviews and comments on contractor start-up and initial systems checkout plan
Witnesses and documents ductwork testing and cleaning
Reviews and accepts the operating and maintenance manuals for commissioned equipment
Provides owner training regarding proper system operation and maintenance
Develops a pre-warranty expiration report outlining any deficiencies that should be brought to the attention of the representative contractor(s) prior to warranty expiration
Performs site surveys of building systems
Reviews the owner objectives documentation for clarity and completeness
Plans and conducts work requiring judgment in independent evaluation, selection, adoption and modifications of standard techniques and procedures
Coordinates, witnesses and documents functional performance tests performed by installing contractors
Reviews and accepts contractor submittals applicable to systems being commissioned
Documents construction checklist completion
Assembles commissioning team and holds a scoping meeting to identify responsibilities for all parties
Compiles a commissioning record, which includes a summary report, listing of all outstanding non-compliance items along with recommendations for improvements. Each non-compliance issue shall be referenced to the specific functional test, inspection, trend log, etc., where the deficiency is documented
Oversees and approves the training of the owner's personnel
Coordinates the commissioning work during all phases of the project
Develops a design review report including all design related comments, suggestions, recommendations, and cost implications
Maintains a masters issue log
Analyzes D.D.C. system trend logs
Performs system diagnostics and field testing
Coordinates and supervises required off-season or deferred testing
Develops functional performance test procedures for equipment and systems to be commissioned
Performs site visits to observe project progress and attend selected jobsite meetings

Eight years of experience in project commissioning or design
Preferably has a LEED AP BD+C
Bachelor or Associate of Applied Science Degree preferred

Witnesses and documents HVAC piping pressure test and flushing
A fully competent engineer in all conventional aspects of the area of their assignment
