The Maintenance Level 2 is responsible for daily unit turnover maintenance, handling work orders, and performing monthly preventative maintenance as directed by the Property Manager. The role requires coordinating with vendors, verifying unit readiness for rent, and maintaining OSHA‑compliant shop and work areas. Flexibility in scheduling, including nights and weekends, is required to support the dynamic environment.
- Perform daily maintenance for unit turnover, work orders, and monthly preventative tasks.
- Address plumbing, electrical, carpet, drywall, carpentry, glass, appliance, HVAC, grounds, and concrete/tile issues.
- Ensure timely vendor services and verify unit readiness for rental.
- Maintain OSHA‑compliant maintenance shop and follow lock‑out/tag‑out procedures.
- Use appropriate tools and equipment for all tasks; handle additional duties as assigned.
- Stand, walk, bend, lift, and carry up to 100 lb throughout each shift.
- Perform tasks in cramped, dusty, hot or cold environments and interact face‑to‑face with customers.
