Assistant Community Manager

Description

The Assistant Community Manager supports the Community Manager in daily operations and financial functions of a housing community, handling rent delinquency, cash‑flow optimization, and overall property oversight. In the manager’s absence, the assistant leads personnel, leasing, maintenance, administration and risk‑management activities while ensuring compliance with company policies, safety and fair‑housing guidelines.

• Post and reconcile all resident payments and daily receivables accurately.
• Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions.
• Execute end‑of‑month closing procedures, generate reports, and maintain organized resident files.
• Conduct unit walk‑throughs to apply move‑out charges, statements and security‑deposit refunds.
• Attend daily onsite, screen, hire, train, coach and develop staff according to company standards.
• Provide ongoing staff training, counseling and enforce compliance with policies.
• Lead leasing efforts: show units, process applications, secure lease signings and maintain accurate documentation.
• Implement marketing strategies, resident retention programs and resolve resident complaints.
• Oversee customer service, track maintenance request turnaround, and perform regular property inspections.
• Manage property resources economically by obtaining vendor bids and ensuring timely repairs.
• Perform physical tasks such as standing, walking, lifting up to 25 lb, climbing ladders and working in varied weather conditions and overtime as needed.

Requirements

• Hold a high school diploma (Bachelor’s preferred) and at least two years of housing‑industry experience or equivalent training.
• Demonstrate basic computer proficiency and knowledge of Fair Housing and OSHA regulations.
