Maintenance Tech III -The Lakes at College Pointe

Real estate development and property management, specializing in residential and commercial projects.
Perform maintenance, repairs, and supervise staff for a multi‑family community.
Ensure vacant apartment homes are rent-ready in a timely manner. Perform turnkey work as required.
Oversee maintenance staff when Maintenance Manager/Supervisor is not on site
Maintain company customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow up to ensure issue is resolved.
Apply all applicable EP policies and procedures such as, but not limited to company operating and safety standards. Train and promote safe work practices among on-site staff.
Assist with organizing and prioritizing service requests and general maintenance tasks.
May be asked to perform the work of a Maintenance Technician I / II.
Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner.
Drywall/Plaster : repair/replace drywall and sand to paintable finish
Assist in the preparation of staff work and preventive maintenance schedules, maintenance budgets, as well as maintaining an inventory of supplies and tools sufficient for providing the appropriate level of service.
HVAC : maintain/diagnose/repair/replace residential and commercial systems
May assist in supervising the work of other associates and or outside contractors.
Building Systems: maintain/diagnose basic issues with pools/spas, elevators, fire detection & protection systems
Building Envelope : maintain/repair/replace roofs (rubber & shingle), gutters and drainage systems, soffits, fascia, windows, doors, cladding.

Education: High School diploma or equivalent (GED) preferred
Blueprints: able to read and understand blueprints
Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and division in order to do basic calculations and analysis such as estimating, determining averages and percentages, and total.
Ability to read and write English as demonstrated by clear and concise written and verbal communications, the ability to read maintenance tickets and the ability to read and understand labels on containers of cleaning and chemical supplies.
Supv/Master- Directly oversee staff and Holds Master License in HVAC, High Pressure Seal- Boilers, Masters Plumbing License
Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in restricted spaces or at heights in excess of 8 – 9 feet.
Ability to frequently stand, walks, stoops, kneel, crouch or crawl, and climb (stairs, ladders, etc.).
Lift certification within 6 months of hire date
Ability to frequently handle and use chemicals and general cleaning supplies.
Must maintain professional appearance including adherence to dress code as required.
Ability to occasionally operate general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine and postage machine.
Ability to model and demonstrate the behaviors listed on the Maintenance Management Core Competencies.
Live within 45 minutes’ drive of the community.
Ability to frequently operate motorized vehicles such as, but not limited to, a car, truck, van or golf cart.
Ability to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment.
Computer Skills: high competency in Real Page, Excel, Word, Outlook, internet
Certification as a Type I and Type II technician from an Environmental Protection Agency (EPA) approved technician certification program.
