Monitor tenant construction to ensure base building systems are not altered or damaged and that the building codes are followed by contractors working at the property.
Implement and manage preventive maintenance program(s) to prolong the life of building equipment and systems to minimize repairs and down time. Ensure adequate records and schedules are maintained.
Ensure and maintain an effective water chemical treatment program as per client requirements.
Ensure all contractors abide by the building rules and regulations as per the Contractor Guidelines prepared by the client.
This role may require you to be involved from time to time in after hours projects or emergency situations.
Assist in the proactive planning of future Capital and Special projects.
Perform and ensure roof maintenance is completed safely, including inspection and cleaning of roof, drains and gutters.
Assist in the annual budgeting process for the building and ensure to stay in compliance with budgeted costs throughout the year.
Participate in environmental, health and safety programs.
Ensure environmental conditions are maintained at optimum comfort levels during occupied hours and ensure prompt, efficient response to tenant requests.
Ensure that mechanical rooms meet established cleanliness standards while complying with WorkSafeBC requirement and the BC Safety Authority.
Responsible for preventative maintenance, operation and servicing of mechanical facilities and the property in accordance with our preventative maintenance program.
Responsible for general repairs and maintenance of the building interior/exterior as required.
Inspect equipment to ensure that it is operating within correct parameters.
Conduct frequent tours of the building to inspect life safety, mechanical and electrical equipment, and monitor required preventive maintenance measures and/or repairs.
Manage, review and report on the performance of outside service contractors.
Provide technical assistance and advice to Client on expense and capital improvements during annual budget formulation.
Maintain liaison between departments, tenants and maintenance as required.
Perform all job functions in a safe and healthy manner in accordance with company’s Health, Safety and Environmental policies and government legislation/regulations.
Manage maintenance team, and subcontractors to ensure timely completion of building upgrades and repairs, update clients’ primary contact, with timely (minimum weekly) status reports on all major works.
Schedule, lead, supervise and direct the maintenance team, assign work priorities, determine the extent of required repairs and necessary corrective measures, provide technical training, and ensure personnel maintain the appropriate records; provide necessary coaching, counseling, training, and performance reviews as required.
Monitor and respond to tenant service requests through Angus Anywhere system and coordinate necessary repairs and services as required.
Ensure all required documentation related to preventative, scheduled and ad hoc maintenance is completed and maintained as per established practices.
Maintain strict accountability of inventories and proper storage of supplies, stock, building fixtures, parts, and tools. Order required supplies or replacement items to maintain inventory/stock.
