The Service Director reports to the Community Director in the Property Management department and is classified as non‑exempt. This role oversees and performs technical and mechanical work to ensure that buildings, grounds, amenities and common areas meet the company’s standards for cleanliness, appearance, safety and functionality.
Key duties include responding to resident service requests, diagnosing problems, and completing repairs in line with policies, safety standards and code requirements. The director also manages the “make‑ready” process for vacant units, creates punch lists, schedules vendors, obtains supplies, performs maintenance tasks and inspects completed work. Additional responsibilities involve developing cleanliness standards for all community areas, conducting periodic inspections of staff and contractor work, maintaining spare‑part inventories, assisting with budgeting for repairs and capital expenses, and executing monthly preventative‑maintenance procedures. The director conducts safety meetings, ensures MSDS sheets are current, stays informed on OSHA regulations, and delivers courteous customer service while handling complaints and work‑order assignments.
The Service Director follows all established policies and regulatory requirements, monitors compliance, and reports violations. Routine maintenance on equipment, regular property inspections to identify safety and risk concerns, and timely completion of documentation are essential. The role also identifies opportunities for efficiency, stays current with industry trends through training and association meetings, and contributes suggestions to improve property profitability and productivity.
The Service Director provides supervisory leadership to the maintenance team, directing daily activities and ensuring quality work. The work environment includes indoor and outdoor areas, exposure to weather and occasional unpleasant conditions, and requires physical abilities such as standing, walking, climbing, stooping, and lifting up to 50 lb independently (150 lb with assistance).
This position is scheduled for a 40‑hour work week with typical hours of 9 am‑6 pm Monday through Friday, 10 am‑5 pm Saturday, and 1 pm‑5 pm Sunday, and requires flexibility to take call during evenings, weekends and holidays. The Service Director must be able to perform essential functions independently and travel between properties as needed.
Candidates should have at least two to three years of apartment maintenance experience, a high school diploma or GED (college or technical degree preferred), and a proven record of safely using hand and power tools, mechanical equipment and measuring devices. Required certifications include EPA Type I and II or Universal refrigerant certification, a valid Certified Pool Operator or Certified Spa and Pool Operator credential, and a driver’s license. Proficiency in reading, writing, basic mathematics, logical problem solving, and computer applications such as word processing, spreadsheets and property‑management systems is also required.
