The Senior Leasing Consultant supports the Property Manager and Assistant Manager in achieving property performance goals such as occupancy, turnover, income, and budget targets, while maintaining the property's physical condition and fostering excellent resident relations in compliance with company policies and Fair Housing regulations.
This role encompasses responsibilities across leasing and marketing, resident relations, rent collection, compliance, property appearance, reporting, market awareness, and additional duties to ensure a clean, well‑maintained, and desirable community.
- Greet prospective residents, qualify leads, and conduct property tours.
- Promote property features and benefits to potential renters.
- Respond promptly to inquiries via phone, email, and in person.
- Prepare and process lease applications, renewals, and move‑in paperwork.
- Stay informed on local market trends, competitor properties, and pricing.
- Assist with online marketing postings and other promotional efforts.
- Ensure leases are accurate, compliant, and ready for signature.
- Maintain full occupancy through proactive leasing strategies and follow‑up.
- Provide excellent customer service to current and prospective residents.
- Address and resolve resident concerns promptly and professionally.
- Participate in resident retention programs and promotional activities.
- Escort new residents to their homes and complete move‑in inspections.
- Contact residents giving notice to explore retention opportunities.
- Create and maintain a positive living environment for all residents.
- Assist in rent collection and delinquency management per company policy.
- Enforce payment policies, accepting certified funds when necessary.
- Collect late fees and returned‑check charges according to procedures.
- Follow rental collection policies, including notice distribution.
- Support the Site Manager with required reports and budgetary control.
- Adhere strictly to all Fair Housing requirements.
- Verify applicant qualifications and documentation consistently and fairly.
- Submit applications to the Manager for final approval and lease signing.
- Maintain accurate resident and property files in compliance with directives.
- Conduct daily property walks to ensure clean, well‑maintained entrances, walkways, and amenities.
- Ensure vacant and model units are market‑ready and report maintenance issues promptly.
- Pick up litter and maintain a professional property appearance throughout the day.
- Schedule refurbishment and occupancy for vacant units as needed.
- Enter and close out work orders in MRI and follow up on resident satisfaction.
- Keep accurate resident, financial, and general files.
- Prepare required property management reports.
- Follow established work schedules and adhere to account directives.
- Communicate courteously with residents, applicants, vendors, and coworkers.
- Inform the Site Manager of emergencies or issues affecting performance.
- Track competitor rental rates, policies, floor plans, and amenities.
- Support implementation of the business and marketing plan.
- Collaborate with resident organizations and promote community engagement.
- Ensure the property remains clean, well‑maintained, and desirable.
