The Building Engineer – Commercial Office will work on‑site in Austin, TX, providing hands‑on maintenance of building systems to ensure safe, efficient, and proper operations of assigned properties. This full‑time role involves performing minor repairs and assisting with the operation, monitoring, and preventative maintenance of various building systems.
- Replace outlets, switches, and lighting ballast
- Perform minor preventative maintenance on an AHU
- Respond to HVAC calls and determine repair needs promptly
- Assist with tests and adjustments to chemical treatment levels in water systems
- Daily inspect and log chiller, reporting out‑of‑range values
- Inspect and replace belts on an AHU
- Inspect/replace wax bowl seals and remount toilets/urinals
- Minor preventative maintenance of system pumps
- Identify and respond promptly to fire alarms
- Conduct weekly inspection and log of emergency generator
- Repair and replace door closures and minor door hardware
- Adjust and repair security systems as needed
- Read and record tenant utility meters
- Perform remedial tasks such as painting, cleaning, and unclogging toilets or drains
- Stand and move for up to 4 hours continuously
- Bend, stoop, squat, and stretch for cleaning and repair tasks

The position requires a basic understanding of electrical, HVAC, plumbing, and life‑safety systems, as well as the ability to respond promptly to service calls, conduct inspections, and record logs. Applicants must have at least two years of building‑maintenance experience or a certified trade school degree, a high school diploma or GED, and be available for overtime or on‑call work. Strong mechanical or electrical knowledge, proficiency with tools and heavy equipment, excellent organizational, problem‑solving, and customer‑service skills, and the ability to work independently and as part of a team are essential.
The role demands physical stamina, including standing, moving for up to four hours, bending, stooping, lifting up to 50 lb regularly, and performing repetitive motions in various environments.
