The Maintenance Level 1 is responsible for daily unit turn‑overs, completing work orders, and executing monthly preventative maintenance as directed by the Property Manager. The role also involves supervising maintenance assistants, coordinating vendor services, and ensuring units are ready for rent.
- Perform plumbing, electrical, carpet cleaning/repair, drywall repair, carpentry, glass repair, appliance servicing, HVAC, grounds, and concrete/tile maintenance.
- Complete work orders promptly to ensure customer satisfaction.
- Conduct monthly preventative maintenance on all units.
- Supervise and train maintenance assistants to achieve efficient turnover times.
- Coordinate with the property manager to monitor vendor performance.
- Verify unit readiness for rental.
- Schedule and execute exterior and interior maintenance tasks.
- Respond to on‑call tenant emergencies.
- Maintain OSHA‑compliant maintenance shop and areas.
- Use appropriate tools and equipment for daily tasks.
- Apply lock‑out/tag‑out safety procedures.
- Stand, walk, bend, lift, and carry up to 100 lb throughout each shift.
- Work in confined, dusty, hot or cold conditions and perform activities such as kneeling and climbing.
- Interact face‑to‑face with customers constantly.
- Adhere to brand uniform and hygiene policies.

The position requires continuous standing, walking, and regular lifting of up to 100 lb, as well as the ability to work in varied conditions such as cramped, dusty, hot or cold environments. Schedule flexibility, including nights, weekends, and on‑call availability, is essential.
- Hold a professional certification in HVAC, plumbing, or electrical.
- Minimum five years of experience as a maintenance engineer.
- Minimum two years of supervisory experience.
- Own required maintenance tools.
- Eligible to work under state and federal regulations.
