The Service Director, reporting to the Community Director, is responsible for overseeing and performing technical and mechanical tasks that keep the interior and exterior of the property—including buildings, grounds, amenities, and common areas—in line with the company’s standards for cleanliness, appearance, safety, and functionality. This non‑exempt role combines hands‑on maintenance work with supervisory duties to ensure consistent property performance.
Day‑to‑day duties involve handling maintenance requests from residents, diagnosing issues, and completing repairs according to established policies, safety standards, and code requirements. The director also manages the make‑ready process for vacant units, creates and tracks maintenance punch lists, schedules vendors, and verifies completed work to ensure units are market‑ready.
In addition to direct maintenance, the Service Director sets and monitors cleanliness and appearance standards for all community areas, conducts regular inspections of staff and contractor work, and maintains an inventory of parts and supplies while staying within budget constraints. They assist the Community Director in budgeting for repairs, maintenance, and capital projects, and drive cost‑saving initiatives through part reuse and efficient resource use.
Candidates must have 2‑3 years of apartment maintenance experience, a high school diploma or GED (with a college or technical degree preferred), and hold EPA refrigerant certifications, a Certified Pool Operator or Spa and Pool Operator credential, and a valid driver’s license. Essential skills include proficiency with hand and power tools, knowledge of OSHA and MSDS regulations, strong communication, math, reasoning, and computer abilities, as well as the physical capacity to lift 50 lb unaided (150 lb with assistance) and work in all weather conditions.
The position requires a flexible schedule, typically a 40‑hour work week with core hours of 9 a.m.‑6 p.m. on weekdays, and on‑call availability during evenings, weekends, and holidays. Work is performed both inside and outside of buildings, exposing the incumbent to various weather conditions and requiring the ability to navigate stairs, operate golf carts, and travel between properties as needed.
