Ensure the distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.).
Ensure efficiency of staff through ongoing training, instruction, counseling and leadership
Ensure that unsafe conditions are corrected in a timely manner
Allocate and perform the necessary work load amongst all maintenance employees
Document any maintenance concerns on available apartments, models, amenity spaces, and/or common areas
Supervise and perform when necessary the completion of assigned maintenance service requests in a timely manner
Direct the maintenance work of all maintenance employees
Provide expert advice on the annual budget and capital expenditure projects to management
Consistently use successful techniques to screen, hire, orient and train new personnel
Manage the flow and distribution of all materials and supplies
