The Leasing Specialist role coordinates marketing, leasing, and renewal strategies for a stabilized garden‑community of 250 units. The position drives occupancy, revenue, and resident‑retention goals by handling all leasing activities, resident satisfaction, and lease renewals, working a Monday‑Friday schedule with rotating weekends.
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, and preparing lease packages.
- Inspect apartments prior to move‑in to ensure they are ready, scheduling any necessary maintenance tasks.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and follow community policies on concessions and specials.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
- Utilize on‑site property management software (e.g., OneSite, Yardi) to track availability, record traffic, manage resident data, and capture demographics.
- Maintain show units and marketing corridors to company standards by daily inspections, coordinating maintenance, and merchandising appealing model units.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to ensure satisfaction and finalize leasing decisions.
- Support the lease renewal program by preparing renewal letters, contacting residents before move‑out dates, and ensuring timely signing of renewal documents.
- Respond promptly and courteously to resident and client/owner concerns, taking swift action to resolve issues or forward requests to appropriate personnel.

The role demands physical stamina, including standing, walking, bending, climbing ladders and lifting up to 25 lb independently (or 50 lb with assistance), and the ability to work in all weather conditions. Employees must be flexible to take on‑call duties during evenings, weekends, and holidays, and may travel occasionally to support other properties or attend training.
- Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
- Incumbents must have a valid driver’s license to operate a golf cart on the property.
