The role’s primary objective is to maintain the property’s visual appeal and functional performance through a blend of supervisory oversight and direct maintenance work on building systems.
The Maintenance Supervisor works closely with the General Manager and other department leaders to align maintenance activities with overall community goals and operational standards.
- Supervise and motivate maintenance, grounds, housekeeping, and student staff members.
- Perform hands‑on repairs and preventive maintenance on mechanical, plumbing, HVAC, electrical, and electronic systems.
- Select, evaluate, and negotiate contracts with vendors; review bids and inspect completed work.
- Assign, track, and ensure timely completion of service requests, documenting outcomes in the management system.
- Manage facilities‑related budget items, code expenses, and authorize purchases within delegated authority.
- Plan, coordinate, and review the annual Turn process, including vendor bidding and staff involvement.
- Uphold safety standards, including proper use of cleaning agents, equipment, and compliance with OSHA regulations.

Reliable attendance, punctuality, and adherence to B.HOM’s professional standards and policies are essential expectations for this role.
Candidates must be proficient in Microsoft Office, possess strong written and verbal communication skills, demonstrate effective problem‑solving and supervisory abilities, and may need EPA, HVAC Type I/II, or CPO certifications; a high school diploma or equivalent is preferred.
- Physical demands: lift/carry up to 100 lb, bend, crouch, work at heights, and exposure to mechanical parts, fumes, temperature extremes.
- Required skills: MS Office proficiency, strong communication, problem‑solving, customer service, independent work capability.
- Desired certifications: EPA, Type I/II HVAC, CPO (pool) or other state‑required licenses.

The Maintenance Supervisor position at Park Place Waco Apartments in Waco, TX is a full‑time, non‑exempt role reporting to the General Manager, offering an hourly wage of $35‑$37 and a day shift that may include weekends and up to 25 % travel.
