The Maintenance Supervisor is responsible for all maintenance operations of a community, including service requests, preventative maintenance, staff and vendor oversight, safety compliance, and resident service, working closely with the Community Manager to ensure property upkeep.
Key duties include daily onsite attendance, coordinating and responding to work orders, inspecting grounds and buildings for hazards, managing inventory within budget, maintaining a preventative maintenance program, and keeping accurate records of service requests, EPA/OSHA compliance, and work progress. The role also involves assisting with office and common‑area upkeep, participating in unit inspections, and providing on‑call emergency support while utilizing resources economically.
Personnel responsibilities encompass supervising, training, and scheduling maintenance staff, monitoring daily work progress, offering performance feedback, and delivering coaching in line with Asset’s training benchmarks to promote teamwork and high‑quality performance.
In resident relations, the supervisor ensures excellent customer service, monitors request turnaround times, projects a favorable community image, and consistently enforces community policies.
Required qualifications include a high school diploma or equivalent, EPA and CPO certification (HVAC preferred), basic computer proficiency, and knowledge of Fair Housing and OSHA regulations.
The position demands physical capability to lift and move objects over 100 lb, work in confined spaces, navigate stairs and uneven terrain, endure outdoor weather conditions, and handle hazardous chemicals, as well as reliable transportation for on‑call emergencies.
