The Director of Property Efficiency & Systems reports to the SVP of Property Management and leads technology‑driven, efficiency‑focused projects across Kimco’s Property Management department. This role identifies, implements, and standardizes innovative solutions that improve operational performance, asset value, and service delivery throughout the portfolio.
The Director works closely with Kimco’s Office of Innovation & Transformation (OIT) and external partners to align initiatives with the company’s enterprise technology strategy, evaluate and deploy smart building controls, automation, and analytics, and oversee project planning, execution, and budgeting. Responsibilities also include developing technology standards, managing vendors and warranties, delivering training, and ensuring audit‑ready documentation.
- Partner with OIT to align property technology initiatives with enterprise strategy.
- Evaluate, select, and deploy innovative solutions such as smart building controls, automation, and analytics.
- Lead planning, execution, and tracking of projects, ensuring they meet departmental goals and budgets.
- Assist property managers with capital budgeting and act as liaison for consultants, RFPs, and property surveys.
- Develop and maintain standards for technology programs, hardware, software, and digital platforms across properties.
- Manage vendor relationships, warranties, and ensure compliance with cyber and contract requirements.
- Conduct training seminars and produce resources to educate property teams on new technologies and best practices.
- Collaborate with regional management, corporate operations, and other departments to integrate technology initiatives.
- Monitor key performance indicators, analyze results, and recommend improvements to boost efficiency and asset value.
- Ensure documentation for audits and compliance with internal policies and external regulations.
- Support ESG and sustainability reporting in partnership with the Corporate Responsibility Team.

To succeed, candidates need at least five years of experience in property management or technology implementation, a bachelor’s degree in engineering, technology, or business, and strong project‑management, communication, and analytical abilities. Proficiency with building automation systems and a willingness to travel regularly are required; experience with smart‑building tech, energy‑management systems, RFPs, and U.S. BPS legislation is a plus.
