Description

The Superintendent will lead high‑end renovation and construction projects, ensuring quality, client satisfaction, and profitability. Responsibilities include overseeing electrical, HVAC, and plumbing systems, managing project staff, and coordinating with owners, tenants, and professional teams.

The role entails supervising all project documentation, schedules, and financial reporting, as well as reviewing bids, vendor qualifications, estimates, and material takeoffs. The Superintendent will handle subcontractor and vendor invoices, approve payments, negotiate changes, prepare change orders, and manage close‑out documentation such as warranties and record drawings.

• Oversee electrical, HVAC, and plumbing systems throughout construction.
• Manage project staff and maintain relationships with owners, tenants, and professional groups.
• Supervise documentation, schedules, and financial reporting for project execution.
• Review bids, vendor/subcontractor qualifications, estimates, and material takeoffs.
• Process subcontractor and vendor invoices, approve payments, and negotiate changes.
• Prepare and submit change orders for client and director approval.
• Ensure subcontractors receive all change order notifications.
• Compile close‑out documentation, including warranties, affidavits, and record drawings.
• Verify final client payments and settle subcontractor invoices.

Requirements

Candidates should preferably hold a bachelor’s degree in construction management or a related field, have at least seven years of commercial construction experience, and possess a strong mechanical or electrical background. Experience in subcontractor environments, corporate interiors, data centers, and BIM tools like Navisworks and Revit is also desired.

• Minimum 7 years of commercial construction management experience.
• Strong mechanical or electrical background, preferably from subcontractor work.
• Exposure to corporate interiors and data‑center projects.
• Proficiency with BIM, Navisworks, BIM Glue, and Revit.

Benefits
