The role includes overseeing work orders, completing the make‑ready process for vacant apartments, developing standards for community aesthetics, inspecting work performed by staff and contractors, and maintaining adequate inventories while staying within budgetary limits.

- Perform monthly preventative maintenance and conduct regular safety meetings, keeping MSDS and OSHA compliance up to date.
- Provide courteous resident service, assigning work orders promptly and handling complaints professionally.

The Service Director works a flexible 40‑hour week, with typical hours from 9 am to 6 pm on weekdays and varying weekend schedules, and must be available on call during evenings, weekends, and holidays.
Candidates must have 2‑3 years of apartment maintenance experience, a high school diploma or GED (college/technical degree preferred), and possess EPA refrigerant and pool‑operator certifications, as well as a valid driver’s license.
Strong communication, mathematical, logical reasoning, and computer skills are required, along with the ability to lead a maintenance team, perform routine equipment upkeep, and adhere to safety and physical demands of the job, which includes lifting up to 150 lb with assistance and working in all weather conditions.
- 2–3 years of apartment maintenance experience with knowledge of hand/power tools, mechanical equipment, and OSHA/MSDS regulations.
- High school diploma/GED required; college or technical degree preferred.
- EPA Type I & II or Universal refrigerant certification, and valid Certified Pool Operator (or Spa and Pool) certification; valid driver’s license.
- Proficient in computer applications (internet, word processing, spreadsheets) and property management systems.
- Ability to lead and supervise maintenance staff, schedule and perform routine equipment maintenance.
